This just in...a housing headline that deserves a closer look.
You may have seen reports claiming the typical first-time homebuyer is now significantly older. That conclusion comes from a recent NAR study — and while the data isn’t wrong, the methodology likely skews the result.
NAR surveys recent buyers, not people actively trying to buy. That means younger first-time buyers who haven’t succeeded yet — often because of rates, prices, or inventory — simply aren’t counted.
So in practice, most agents aren’t suddenly working with much older first-time buyers. The buyer pool looks pretty similar — it’s just harder for some of them to get across the finish line. In other words, the headline changed more than the buyers did.
