About this workshop

Real estate investors often focus on purchase price, rent, and appreciation, but financing can have a major effect on both return and risk. This workshop explains how mortgage leverage may change the numbers when buying rental property, rehabbing a property, or purchasing a small multifamily property.

The workshop compares cash purchases with financed purchases, using examples that show how leverage may increase return on investment while also reducing monthly cash flow and increasing exposure to market risk. It also reviews common loan options for investment properties, including conventional loans, home equity loans, bank loans, non-conventional programs, and private or hard money financing.

For rehab scenarios, the workshop discusses fix-and-rent and fix-and-flip examples, including renovation costs, carrying costs, after-repair value, sales costs, and how timing can affect return. It also introduces the idea of living in a small multi-unit property and using rental income as part of the overall investment picture.
