One of the smartest questions to ask your mortgage broker is, “How long will it take to close?” When you make an offer, you’re asking the seller to take their home off the market while you inspect the property, get the appraisal done, and finish loan approval. That costs the seller something, because during that time, they may be passing up other offers. So having an accurate timeline — and keeping it as short as possible — can really matter. If speed is important, ask whether your broker works with a lender that can close quickly. I’ve personally seen loans close in as little as 10 days. And just as important, make sure your financial documents are organized and that you respond quickly to requests so you don’t accidentally slow things down. Even better, consider getting approved before you find a home. Sometimes we can do what we call a TBD approval, which means we approve you based on your credit, income, and financial picture before you’ve chosen the property. Then once you find the right home, as long as your situation hasn’t changed, closing can be much faster — and a whole lot less stressful. And remember — it’s always okay to ask.
